Chemical Overhaul pricing is published exclusively for Wall-Mounted Aircon units. Wall-mounted 1.0–1.5 HP: RM 420. Wall-mounted 2.0–2.5 HP: RM 490. Wall-mounted 3.0–3.5 HP: RM 560. All prices confirmed before technician begins. Multi-unit discount applies: 5% OFF Instant Booking Discount for 4–10 units, 10% OFF Instant Booking Discount for 10+ units. Ceiling cassette, ducted, floor-standing, portable, window and any other non-wall-mounted aircon types require a separate on-site assessment and quotation — these published prices do not apply to non-wall-mounted units.

Use this decision guide: (1) Water leaking from the indoor unit → likely overhaul (drain pan/tray blocked or cracked). (2) Ice visible on the coil or copper pipe → overhaul (coil is so dirty that refrigerant cannot absorb heat, causing freezing). (3) Extremely foul, rotten smell even after cleaning → overhaul (biofilm deep inside blower barrel and housing). (4) Unit not opened/cleaned in 3+ years → overhaul. (5) Chemical wash done 6 months ago and problem is back → overhaul (surface clean not enough). In approximately 90–95% of persistent leak cases, yes. The root cause is almost always a drain pan caked with biofilm and mineral deposits, a clogged drain outlet, or a cracked drain tray — all of which are fully accessible only during a complete overhaul. During the service, we individually clean the drain pan and tray, verify the drain path with a water test, and inspect for hairline cracks. If a crack is found (rare, usually on 8+ year old units), we will show you and discuss replacement options. But in most cases, a thorough chemical overhaul stops the leaking for good.

Wall-mounted 1.0–1.5 HP: 2–2.5 hours. Wall-mounted 2.0–3.5 HP: 2.5–3 hours. We do not rush — proper drying of components before reassembly is critical to prevent electrical shorts. If you have multiple wall-mounted units needing overhaul, we can schedule them on the same day and complete them sequentially.

Ice on the indoor coil is a serious symptom. It means the coil is so dirty or blocked that refrigerant cannot absorb enough heat, causing the coil temperature to drop below freezing. If you see ice, turn the unit OFF immediately and run the fan only to defrost it — continuing to run with ice can damage the compressor. Once defrosted, a chemical overhaul is almost always required because the blockage is deep inside the coil. No. Our technician performs a ‘pump-down’ procedure before removing the indoor unit: the refrigerant is pumped back into the outdoor condenser unit and the service valves are closed, so no gas is lost. The unit is reconnected to the same refrigerant charge after reassembly. If your refrigerant level was already low before the overhaul (which we check during the initial diagnostic), we will inform you and quote a top-up separately. The overhaul itself does not consume or release any refrigerant.
