B2B Aircond Servicing & Maintenance
Offices · Shoplots · F&B · Clinics · Multi-Unit AMC
Keeping a business cool is different from a home visit — downtime costs money, ceiling-cassette units sit above customers, and finance teams need a clean invoice. KL Renovator runs scheduled servicing, chemical washes and annual maintenance contracts (AMC) for commercial properties across KL & Selangor, with after-hours slots so your operations never stop.
Who we service
Open-plan floors, meeting rooms and server closets each carry a different heat load. We service wall-mounted and ceiling-cassette units on a scheduled cycle so cooling stays even and filters never clog to the point of tripping.
Glass-front shops heat up fast and a warm store loses browsing time. We keep retail units clean and cooling hard, and schedule visits before opening or after closing so the shopfloor is never blocked.
Kitchen grease and cooking oil vapour coat evaporator coils faster than any other setting, which is why F&B units need a shorter chemical-wash cycle. We plan washes around service hours and clear the grease that ordinary cleaning leaves behind.
Waiting rooms and consultation rooms need quiet, stable, clean cooling. Regular chemical washes keep the coil and blower free of the mould and biofilm that cause a musty smell in a closed, air-conditioned room.

| Pressure chemical wash · ceiling cassette 1.0–1.5 HP | RM 220 | Per unit, per visit |
| Commercial installation · ceiling cassette 1.0–1.5 HP | RM 290 | Labour; see commercial installation page |
Per-unit labour, confirmed before work starts — the same transparent price list as residential. Multi-unit and AMC contracts are quoted after a free site survey; after-hours work carries a flat surcharge agreed upfront. Every commercial job is covered by the 1-month workmanship warranty and can be invoiced with SST for business accounts.
For sites with several units, a scheduled contract is cheaper and more reliable than one-off call-outs. Preventive servicing keeps efficiency up — a coil choked with dust makes the compressor work harder and pushes the electricity bill up, as the Energy Commission's efficiency guidance explains.

Yes. We schedule evening, weekend and public-holiday slots so servicing does not interrupt trading. Before-open and after-close windows work well for retail and F&B; offices are usually done on weekends. After-hours work carries a flat surcharge that is agreed with you before the visit.
It depends on the environment. A quiet office is fine on a half-yearly basic service from RM 99 per unit. A busy F&B kitchen coats its coil in grease far faster and should have a pressure chemical wash every 3–6 months, from RM 120 per wall-mounted unit. We recommend a cycle after a free site survey.
Yes. Commercial jobs can be issued with a proper business invoice including SST where applicable, with one consolidated invoice for multi-unit and AMC work. Give us your company details when you book and we will format the paperwork your finance team needs.
Yes — ceiling cassette, multi-split and wall-mounted units are all covered, across all 20 brands we service. Cassette units sit above the ceiling grid and are worked on following safe work-at-height practice; we bring the access equipment so your staff are not involved.
A contract bundles scheduled servicing (quarterly or half-yearly), a single point of contact, priority scheduling for breakdowns during the term, and per-unit rates fixed for the year. It is quoted after a free site survey so the plan matches your actual unit count and usage. Every visit is covered by the 1-month workmanship warranty.
All of KL and Selangor — including the KLCC area, Bangsar South, Mont Kiara, Damansara, Petaling Jaya, Subang Jaya, Shah Alam, Puchong, Cheras and Klang. WhatsApp us your address and unit count for a site survey slot.

Definitions
Short, plain-language definitions of the terms used above — written by the technicians who do the work, not copied from a manufacturer brochure.
A ceiling cassette is recessed into the ceiling and blows air out of two or four sides, which suits square shoplots, meeting rooms and open-plan offices better than a wall unit. Servicing it is a different job: the technician works overhead off a ladder, drops the face panel, and often has to deal with a condensate pump rather than a gravity drain.
Cassette work is priced separately from wall units — chemical wash for a 1.0–1.5 HP cassette starts at RM 220.
A pressure chemical wash is a deep clean done with the indoor unit still on the wall. The technician sheets the wall and floor, sprays a coil-safe chemical onto the evaporator fins and blower wheel, then flushes everything out with a pressurised water jet into a catch bag. It removes the mould film and dust mat that ordinary filter washing cannot reach. Published price starts at RM 120 for a 1.0–1.5 HP wall unit.
Most Klang Valley homes need one every 10–12 months; every 6 months if the unit runs overnight or the room faces a construction site.
A workmanship warranty covers the labour: if the fault comes back because of how the job was done — a joint that leaks, a drain that was not cleared, a bracket that was not levelled — the contractor returns and fixes it at no charge. The brand warranty is separate and covers manufactured parts such as the compressor or PCB, and it survives only if the unit was installed and serviced correctly.

Side-by-side comparison
Usage hours and air quality set the interval, not a number copied from a manual written for a temperate country.
| What to compare | Every 3 months | Every 6 months |
|---|---|---|
| Daily running hours | 8 hours or more, or 24/7 office use | Occasional, a few hours a week |
| Environment | Roadside, construction dust, pets, smoking | High floor, closed windows, low dust |
| Risk of skipping | Filters choke fast, airflow drops within weeks | Slower, but the coil still loads up |
| Cost over a year | Four basic visits | Two basic visits |
In short: Bedrooms running every night belong on the 3-month rhythm; a rarely used guest room is fine at 6 months with one chemical wash a year.
