Turn the unit OFF at the thermostat or isolator immediately. Place a bucket or container under the drip point. If water is pooling on the ceiling board, poke a small hole at the lowest point of the bulge to let water drain in a controlled way (this prevents a larger ceiling collapse). Then WhatsApp us. The most common cause is a blocked drain pipe or dirty drain pan — both are fixable same-day. Continuing to run the unit while it leaks will soak the gypsum ceiling board, leading to sagging, staining, and eventual replacement (RM 500–1,500 depending on size).

Standard office: every 4–6 months basic + annual chemical wash. Retail/shop: every 3–4 months basic + annual chemical wash (higher foot traffic = more dust). F&B/restaurant/kitchen-adjacent: every 3 months minimum (grease and flour dust clog coils 2–3x faster). Medical clinic/pharmacy: every 3–4 months (hygiene-critical environment). If your unit runs 10+ hours daily (common in retail), basic service every 3 months is recommended to maintain cooling efficiency and prevent mid-shift breakdowns that cost you sales.

Yes — this is what we do regularly for commercial clients. We can schedule 2–3 technicians on the same day for larger sites (restaurants with 4–6 units, offices with 8–12 units, retail floors). All units serviced, drain paths tested, and cooling verified before we leave. Volume discounts: 5% off for 2–3 units, 10% off for 4–8 units, 15% off for 8+ units on the same visit. Yes — off-hours servicing (evenings from 6pm–10pm, weekends, and public holidays) is available for commercial clients. We understand that a restaurant cannot have technicians working above diners during lunch service, and a retail store cannot close during peak hours for AC maintenance. Ceiling cassettes are significantly more complex: (1) The unit is recessed into the ceiling — access requires a ladder/scaffold and careful panel handling (10–15 kg). (2) The blower is a large centrifugal fan, not a small cross-flow fan — dirt accumulates on the back of the blades where you cannot see it. (3) The drain pan surrounds the entire unit and includes a built-in condensate pump on many models — if the pump fails, water overflows inside the ceiling. (4) The ceiling void itself can be a source of contaminants (insulation fibres, pest droppings, construction dust) that enter the unit from above. This is why we recommend specialist ceiling cassette technicians, not general aircond servicers who only do wall-mounted units.

This is often a failure of the internal condensate lift pump or a sludged-up internal drain pan. We perform a 'Flow Test' during service to ensure the pump is working at full capacity.
