Commercial HVAC Maintenance KL & Selangor
Complete guide to commercial HVAC maintenance for offices, shops & restaurants in KL and Selangor. Service schedules, contracts, ceiling cassette pricing.

Why Commercial HVAC Maintenance is Different
Commercial aircond systems run longer hours, serve more people, and are more complex. A breakdown during business hours means lost productivity and unhappy customers.
Recommended Maintenance Schedule
- Monthly: Visual inspection, filter check, drain pan check
- Every 2–3 months: Professional basic service
- Every 6 months: Chemical wash of coil and blower
- Annually: Full chemical overhaul, refrigerant check, electrical inspection
Ceiling Cassette Service Pricing
- Basic Service 1.0–1.5 HP: RM 150
- Chemical Wash 1.0–1.5 HP: RM 220
- Chemical Wash 2.0–3.0 HP: RM 280
Annual Maintenance Contracts
- AMC Basic (per unit / year): RM 299

Why Commercial Units Fail Faster Without Contracts
Commercial aircond units running 10–14 hours daily in offices accumulate the equivalent of 3–4 years of residential wear in a single year. Without a scheduled maintenance contract, drain pipes block silently and overflow into ceiling panels, coil fouling reduces cooling by 30–40% before anyone notices, and capacitor degradation causes compressor startup failures during peak hours. A maintenance contract ensures none of these develop unnoticed.
Getting a Quote
For commercial sites with 5 or more units, KL Renovator recommends a free site survey to assess current unit condition, recommend a service schedule, and provide a fixed annual contract price. WhatsApp +60 18-298 3573 to arrange. See: Ceiling Cassette Service
Documenting Commercial HVAC Maintenance
Commercial properties — especially those in regulated industries such as food service, healthcare, or hospitality — may be required to demonstrate regular HVAC maintenance as part of licensing compliance. KL Renovator provides a service completion report for every commercial visit, documenting the date, units serviced, service type, technician name, and findings. These reports can be used for regulatory compliance, insurance purposes, and as a maintenance log for property management. Ask about our commercial service documentation package when booking.

Indoor Air Quality and Staff Productivity
Commercial aircond units that are not regularly maintained become sources of airborne mould spores, bacteria, and allergens. Research consistently shows that poor indoor air quality in offices reduces cognitive performance and increases sick days. A properly maintained HVAC system — with clean coils, sterilised drain pans, and clean blower wheels — provides genuinely cleaner air than a neglected system regardless of what the thermostat reads. For businesses, the productivity cost of staff illness from poor IAQ far exceeds the cost of a maintenance contract. KL Renovator commercial maintenance contracts (AMC) start from RM 299 per unit per year; multi-unit commercial discounts quoted on enquiry. WhatsApp +60 18-298 3573 for a site survey and quote.
Definitions
Key terms in this guide, explained
Short, plain-language definitions of the terms used above — written by the technicians who do the work, not copied from a manufacturer brochure.
What are the drainage differences on a cassette?
A ceiling cassette is recessed into the ceiling and blows air out of two or four sides, which suits square shoplots, meeting rooms and open-plan offices better than a wall unit. Servicing it is a different job: the technician works overhead off a ladder, drops the face panel, and often has to deal with a condensate pump rather than a gravity drain.
Cassette work is priced separately from wall units — chemical wash for a 1.0–1.5 HP cassette starts at RM 220.
Compressor — what is it, and why is it the costly part?
The compressor sits in the outdoor unit and pumps refrigerant around the loop, raising its pressure so it can dump heat outside. It is the single most expensive component in the system. Most compressor failures are secondary — caused by running low on gas, a failed capacitor, a choked condenser coil or long-term voltage stress rather than by the compressor itself wearing out.
Compressor replacement is quoted from RM 800 – 2,000 — on a unit past 8 years old, compare that against a new install before approving it.
What is a chemical overhaul?
A chemical overhaul is the level above a chemical wash: the indoor unit is dismounted, dismantled into casing, blower wheel, drain tray and coil, and each part is soaked and scrubbed separately before reassembly and a leak test. It is the only way to clear a drain tray that has silted up or a blower wheel packed solid with mould. Published price starts at RM 420 for 1.0–1.5 HP.
Ask for an overhaul instead of another wash if the unit still drips or smells within weeks of a chemical wash.
Side-by-side comparison
Chemical wash vs overhaul: how deep does each go?
Same chemicals, different depth. The dividing line is whether the indoor unit comes off the wall.
| What to compare | Chemical wash (on the wall) | Chemical overhaul (dismantled) |
|---|---|---|
| Unit removed from wall | No | Yes, dismantled into parts |
| Drain tray and casing | Flushed in place | Soaked and scrubbed separately |
| Typical trigger | Annual maintenance, mild smell | Recurring leak, heavy mould, years without service |
| Published price (1.0–1.5 HP) | RM 120 | RM 420 |
In short: If a wash was done recently and the symptom returned, paying for a second wash is throwing money at the wrong depth — go to overhaul.
