Condo vs Landed — What's Different?
Different rules, same quality. Our technicians are experienced in both high-rise condos and landed homes across KL & Selangor.
Condo Installation — JMB Approval Guide
Most condos in KL & Selangor require JMB/management approval. Our team navigates this smoothly.
We prepare a simple diagram showing outdoor unit location type, and pipe route. You submit to JMB/management office (or we help coordinate directly).
Management reviews against building bylaws. Most standard wall-mounted installations are approved without issues. Ceiling cassette may need additional structural sign-off.
Once approved, we book lift/loading bay access and confirm installation date. We handle all building coordination on your behalf so you don't have to.
As the most trusted installation specialists for condos across KLCC, Mont Kiara, Bangsar, Sentul, PJ, Subang Jaya, and beyond — we've navigated JMB approvals for hundreds of units across Klang Valley.
Tip: Book your site survey 2 weeks before moving in to allow time for JMB approval + installation. For landed homes, 48 hours is typically enough.

New Home Installation FAQs
A 2BR condo package (2 units) costs RM 398, a 3BR package (3 units) costs RM 597, and a 4BR+ package starts from RM 796. Each unit includes 7 ft copper pipe, insulation, electrical wire and drain pipe, vacuum pump commissioning, and 1-month workmanship warranty. Extra materials beyond 7 ft are quoted and approved on-site before work starts. All prices confirmed upfront — no hidden fees.
1BR (1 unit): 3–5 hours. 2BR (2 units): 5–8 hours. 3BR (3 units): 1 day. 4BR+ (5+ units): 1–2 days. We can often complete same-day for 1–3 unit installations when booked before 11 AM. Whole-house installations are scheduled in advance with priority timing.
Yes — most condos in KL & Selangor require JMB/management approval before drilling or mounting outdoor units. We prepare a simple installation plan that you submit. Approval typically takes 3–7 working days. Our team can help coordinate with building management directly.
Condos need JMB approval, lift/loading bay booking, and may have service-ledge restrictions. Landed homes have more flexibility in outdoor unit placement and typically faster scheduling. Both use the same quality materials (Type L copper, insulation, dedicated circuit). Pricing is the same for wall-mounted units.
Yes — this is actually ideal. Empty homes allow unrestricted access for piping, drilling, and outdoor unit placement. Many new homeowners book us 1–2 weeks before moving in. We will coordinate with your contractor or renovation schedule if renovations are still ongoing.
Our technician checks your DB box capacity during the free site survey. If upgrades are needed, we quote the electrical work upfront. Most newer homes (post-2015) have spare capacity. Older homes may need a minor panel upgrade — typically RM 100–300 depending on scope.

Definitions
Short, plain-language definitions of the terms used above — written by the technicians who do the work, not copied from a manufacturer brochure.
A flare joint is the cone-shaped end formed on soft copper tubing so it can seal metal-to-metal against the unit's service valve under a flare nut. The cone must be cut square, deburred and torqued to spec. Over-tightening cracks it, under-tightening leaks slowly — which is why most refrigerant loss on a young system is found at a flare, not in the coil.
A soap-bubble test on every flare after commissioning takes two minutes and catches the leak before it costs you a top-up.
Every cooling coil pulls litres of water out of humid Malaysian air each day. That water collects in the drain tray and leaves through a gravity drain pipe. Slime from the coil, dust and insects gradually narrow the pipe until water backs up over the tray lip and drips down your wall. Nine out of ten indoor water leaks are a blocked drain, not a refrigerant fault.
Before booking a repair, check whether the outdoor end of the drain pipe is still dripping while the unit runs — no drip means a blockage.
Before the refrigerant valves are opened, the installer connects a vacuum pump to the service port and pulls the air and moisture out of the new copper line set. Air left in the pipe carries water vapour, which reacts with compressor oil and forms acid that eats the windings from inside. It is the step most often skipped on a rushed installation because nothing looks different afterwards.
Ask to see the gauge during vacuum-down; a proper job holds the vacuum for several minutes after the pump stops.
Side-by-side comparison
Every installation quote includes a standard copper run. Going past it is not only a cost line — it changes how the system performs.
| What to compare | Standard included run | Extended run |
|---|---|---|
| Cost | Inside the quoted installation price | Charged per additional metre of copper and insulation |
| Refrigerant charge | Factory pre-charge is enough | Needs top-up beyond the maker's free length |
| Cooling performance | As rated | Slight loss; oil return matters on tall vertical drops |
| Future servicing | Straightforward | Leak-hunting takes longer on a long concealed run |
In short: Ask for the included length in metres and the rate per extra metre in the same message — that one question removes the most common installation-day surprise.
