Direct answers
The drain pan has nowhere left to send condensate, so it spills over the front lip. In Malaysian condos that is usually slime in the pipe, not a mysterious crack. First-time drips clear with a wash from RM 120. A second drip in the same season means the pan or the slope needs opening.

Every cooling coil pulls litres of water out of humid Malaysian air each day. That water collects in the drain tray and leaves through a gravity drain pipe. Slime from the coil, dust and insects gradually narrow the pipe until water backs up over the tray lip and drips down your wall. Nine out of ten indoor water leaks are a blocked drain, not a refrigerant fault.
Before booking a repair, check whether the outdoor end of the drain pipe is still dripping while the unit runs — no drip means a blockage.
A chemical overhaul is the level above a chemical wash: the indoor unit is dismounted, dismantled into casing, blower wheel, drain tray and coil, and each part is soaked and scrubbed separately before reassembly and a leak test. The evaporator is the finned coil inside the indoor unit where cold refrigerant absorbs heat and moisture from the room air. Because it is permanently wet during operation, it is where mould, bacteria and dust bind together into the grey film that causes the sour smell and the drop in airflow. Filters catch the coarse dust; the coil holds the rest.
If the airflow feels weak right after a filter wash, the coil — not the filter — is the blockage, and that needs a chemical wash.
