When a Chemical Wash Is Not Enough
Many homeowners book a chemical wash expecting it to solve all aircon problems — but some issues require a full chemical overhaul, where the indoor unit is completely dismantled and deep-cleaned.
Sign 1: Water Is Still Leaking After a Chemical Wash
If your unit leaked before servicing and is still leaking after a chemical wash, the drain pan or internal drainage channel is likely blocked beyond surface level. Only a full overhaul can clear this properly.
Sign 2: Ice Is Forming on the Coil or Pipe
Ice on the evaporator coil means severely restricted airflow — usually from a heavily blocked coil that a chemical wash cannot fully clean while mounted. An overhaul dismantles the coil for a proper soak and rinse.
Sign 3: Foul Smell Returns Within 2 Months
If the musty or sour smell returns quickly after a chemical wash, mould has grown deep inside the blower wheel, drain pan, or hidden corners — areas a mounted wash cannot reach.
Sign 4: Unit Hasn't Been Opened in 3+ Years
If no one has ever dismantled your indoor unit, the internal components will have years of compressed dirt, dead insects, and mould. A wash will clean only the surface.
Sign 5: Cooling Is Weak Even After Gas Top-Up and Chemical Wash
If both gas and coil cleaning have been done but cooling is still poor, the evaporator coil fins may be severely bent or the blower wheel may be so coated with grime that only a full clean will restore airflow.
