Aircond Checklist for Used Homes Malaysia
Buying a used home in KL or Selangor? A viewing-day aircond checklist — age, R22, leaks, rust — plus diagnostic from RM 88.

A used terrace in Shah Alam or a condo in Damansara often includes “airconds as seen.” That phrase is not a cooling test. This viewing-day checklist is for buyers in KL and Selangor who want to know whether they are inheriting a serviceable set or a dismantle-and-replace bill.
Viewing-day checklist
| Check | Pass looks like | Fail / follow-up |
|---|---|---|
| Nameplate | Readable brand, HP, R32 or R410A | R22, missing sticker, or HP that does not match the room — use the BTU calculator |
| Ten-minute run | Clearly colder air, outdoor fan spinning | Warm breeze → wash or gas, not “working” |
| Indoor underside | Dry wall, no brown stains | Stains → drain or overhaul path |
| Copper and insulation | Insulation intact, no ice | Ice → low gas or blocked coil |
| Outdoor bracket | Level, bolts present, light surface rust only | Flaking rust → RM 45 / RM 70 bracket |
| Isolator | Dedicated isolator, not a shared socket | Quote RM 100 plug-point if missing |
This is not the same document as the pre-installation homeowner checklist. That one is for a new hang. This one is for a set that already lives on the wall.
What a paid diagnosis adds
A viewing cannot measure pressure or open a blower. Diagnosis (RM 88) can. If the seller allows access, we report what we find on a job card — we do not write a lawyer’s survey. Repair vs replace still follows the 50% rule and the disposal / replacement guide.
Local buyer coverage
We run used-home checks across Kuala Lumpur and Selangor. Hours Monday–Sunday 9:00 AM–6:00 PM. WhatsApp both the viewing address and unit count to +60 18-298 3573. Related: Aircond Repair · Aircond Relocation · AC Unit Setup · book · near you.
Frequently asked questions
Should I inspect the aircond before buying a used house?
Yes. A set that looks mounted can still be R22, leaking, rusty on the bracket, or empty of gas. A viewing-day walk-through plus a paid diagnosis (RM 88, waived with repair) is cheaper than discovering it after vacant possession.
What should I look at during the viewing?
Outdoor nameplate (brand, HP, refrigerant, year if printed), rust on the bracket and fins, water stains under the indoor unit, ice on the pipe, odd noise, and whether every bedroom unit actually starts.
The agent says the airconds are “all working.”
Ask them to switch every unit on for ten minutes. Working for thirty seconds is not a cooling test. Weak air after a few minutes is a wash or a gas issue — not a pass.
How much is a professional pre-purchase check?
KL Renovator’s published diagnostic fee is RM 88 per visit and is waived if you proceed with the repair on the same job. Multi-unit houses are quoted on WhatsApp by unit count.
The nameplate says R22. Should I walk away?
Not automatically. R22 top-up is still published at RM 2.50/PSI. Replacement becomes the clearer path if the compressor is noisy or leaks keep returning. Dismantle from RM 90 plus new install from RM 199 is the published swap path.
Can I reuse the old copper after I buy?
Only if a technician confirms size, flares and cleanliness. Buried pipe in the wall is often left there. New 7ft copper is included with a replacement install.
The outdoor bracket is rusty. Is that serious?
A rusted bracket is a safety item, not cosmetics. Standard replacement is RM 45; heavy-duty RM 70. High-rise access, if needed, is RM 50–150 and quoted first.
Condo vs landed — anything extra?
Condos add JMB rules for outdoor ledges and contractor registration. Landed houses add isolator and drain-fall checks. Both still use the same published service menu.
When should I book the check — before or after signing?
Before you stop negotiating, if the seller will allow access. After vacant possession is too late to use the report as a bargaining chip. We do not write legal reports; you get a job card of what we found.
Do you check every brand in a used home?
Yes — the 20 brands listed on this website, across KL and Selangor.
Definitions
Key terms in this guide, explained
Short, plain-language definitions of the terms used above — written by the technicians who do the work, not copied from a manufacturer brochure.
What are BTU ratings used for when sizing a unit?
BTU per hour measures how much heat a unit removes from a room in an hour. A 1.0 HP wall unit is roughly 9,000 BTU/h and a 1.5 HP is roughly 12,000 BTU/h. Room area sets the baseline, then you add capacity for west-facing windows, a top-floor ceiling, high occupancy or kitchen heat.
Oversizing is a real mistake: an over-large unit hits temperature fast, short-cycles, and leaves the room cold but damp.
What does PSI mean when charging aircond gas?
PSI is pounds per square inch, the pressure reading the technician works to when charging. Each refrigerant has its own running-pressure window — roughly 60–70 PSI for R22, 120–140 for R410A and 130–150 for R32 on the suction side at Malaysian ambient temperatures. Charging by PSI is why gas top-up is billed per PSI rather than as a flat fee.
Ask for the before-and-after pressure readings on the invoice; that single line makes an over-charge or an invented top-up obvious.
What does HP mean on an aircond?
HP is the informal Malaysian shorthand for cooling capacity, carried over from compressor horsepower. In practice 1.0 HP ≈ 9,000 BTU/h, 1.5 HP ≈ 12,000 BTU/h, 2.0 HP ≈ 18,000 BTU/h and 2.5 HP ≈ 24,000 BTU/h. Service, chemical wash and installation prices are all quoted against these bands, which is why the technician asks for HP before quoting.
HP is printed on the indoor unit's side label and on the outdoor nameplate — check there rather than guessing from room size.
Side-by-side comparison
Landed vs high-rise installation — where does the extra cost come from?
The equipment is the same. Access, approvals and pipe runs are what change the day — and the price.
| What to compare | Condominium / high-rise | Landed house |
|---|---|---|
| Approval needed | JMB / management permit, often a deposit | None beyond the owner's consent |
| Outdoor unit position | Fixed ledge or designated aircond bay | Flexible — shaded side wall or ground frame |
| Typical pipe run | Longer, sometimes across a corridor | Short and direct |
| Working-hour limits | Drilling windows set by management | Neighbour courtesy only |
In short: In a condo, secure the management permit and the service-lift booking before the technician is dispatched; in a landed house, spend that effort on choosing a shaded, serviceable outdoor position instead.
